Appraisal services by AVS are as varied as the assignments undertaken. Our appraisals have been provided for a variety of purposes, including: foreclosure, partnership formation, estate planning, loan review, tax appeal, divorce settlement, internal auditing, and purchase and sale decisions. The primary focus of our assignments have historically centered around a traditional valuation communicated in the form of a narrative report.
All of our standard narrative reports comply with the Uniform Standards of Professional Appraisal Practice (USPAP) as well as any other internal requirements dictated by the client. The narrative appraisal report and analysis are communicated concisely and clearly. Exceptional in content and appearance, each report is self-contained with high quality exhibits. While the research behind all of our reports is robust, the varied delivery options (Self-Contained, Summary, and Restricted Use) allow for flexibility for our clients with regard to fees and turnaround time.
Our team is capable of handling single-property assignments on short timetables as well as multi-property portfolios with total valuations of hundreds of millions of dollars.
Appraisal Review
Another vital service AVS provides is the desk review, which is an independent critique of an existing appraisal report (with or without property inspection). As appraisal reports have come under increased regulatory scrutiny, the appraisal review process has emerged as an invaluable business tool. A competent review can serve to point out any inconsistencies or omissions which could potentially influence the value indicated in an appraisal report.
A review can also ensure that a report complies with the requisites set forth by governmental entities as well as our client’s internal requirements.
Consulting
In addition to appraisal and appraisal review services, AVS has handled a wide range of real estate-related consulting assignments. Our diverse expertise in numerous markets allows us to tailor our product to the demands of the client.
Most recently, we provided an assessment of the Highest and Best Use of a sensitive proposed development located adjacent to a sports stadium in a major west coast metropolitan area. We have also provided feasibility studies and market rent analysis for a variety of national retailers.
